Bald Hills

Located approximately 20km north of the Brisbane CBD, Bald Hills is predominantly a farming suburb with large tracks of farmland still located in the area. An older suburb, housing in Bald Hills centres around the railway station and has no vacant land available. The suburb is home to a mix of older residents, families and couples. Affordable housing and access to ammenities has made Bald Hills a consistent performer in terms of price growth. The current state of the market and current buying incentives should see the suburb and in particular the new housing developments prove popular with first home buyers. Families in the area are well serviced with a state primary school in Bald Hills and the surrounding suburbs catering to both primary and secondary school children. Bald Hills is also close to  North Point Institute of TAFE at Bracken Ridge and the Carseldine Campus of the Queensland University of Technology. Recreational facilities in the area include cricket grounds, soccer fields, numerous other parks, bike and walkways, a 9 hole golf course and driving range. Public transport in the area is also good with a train station and regular bus routes supplemented by easy access to the Bruce Highway and the Gateway Motorway. Using the gateway arterial, the Brisbane Airport is only a 15-20 minute drive away. Large retail chains and supermarkets are available at Centro Toombul, Westfield Chermside & Strathpine, and Aspley Hypermarket, all of which are easily accessible by public transport or major roadways. There is also Bald Hills Hospital making medical facilities accessible to residents. "I love the enormous park on the banks of the Pine River. It's full of wildlife and indigenous plants, and it takes about an hour to walk all the pathways. There are ducks and turtles, cricket pitches, and room to run. A very tranquil place and a great way to spend the day with family or friends".

Boondall

Boondall is located approximately 20km north of the Brisbane CBD and is home to a mix of young and established families and retirees. Boondall offers residents affordable housing, with easy access to modern facilities and leisure activities. For this reason it is not uncommon for residents to look to upgrade their homes within the immediate area. The excellent facilities in and around the area have seen Boondall's median sale price grow steadily in recent years. Facilities such as hospitals, schools and shops are readily available. Nearby Chermside offers residents access to two hospitals and a major shopping centre featuring all major retailers, restaurants and a cinema/entertainment complex. Musical and stage shows are easily accessible at the Brisbane Entertainment Centre. Schools in Boondall are supplemented by numerous schools in Zillmere and Sandgate catering to both primary and secondary aged children. Public transport is also accessible with three train stations in the vicinity (Virginia, Boondall and Zillmere) and city express bus services running at regular intervals. Major roads such as Gympie or Sandgate Road put the commute to Brisbane City at around 20-25 minutes. The Gold Coast and Sunshine Coast are also easily accessible via the Gateway Motorway. Bracken Ridge

Located approximately 20km north of the Brisbane CBD, Bracken Ridge first started out as a mix of housing commission homes and potato farms. It has since developed into a thriving suburb featuring a mix of high set chamferboard homes (early housing) and high set brick homes (more recent housing developments). The suburban lifestyle is popular with young and established families. Vacant land in Bracken Ridge is limited but further subdivisions are occurring. A mix of affordable housing and new development has made Bracken Ridge a strong performer in terms of price growth and seen residents upgrade to new housing in the same suburb. Families in the area are well serviced with a number of schools in Bracken Ridge and the surrounding suburbs catering to both primary and secondary school children. The suburb is also home to to North Point Institute of TAFE and has easy access to the Carseldine Campus of the Queensland University of Technology. Brighton

Located approximately half an hour's drive from the heart of Brisbane's CBD, Brighton has attracted many buyers looking for a lifestyle incorporating the outdoors and the water. Brighton's population has shifted from established families towards younger families in recent times. The redevelopment of the foreshore has seen as increase in the number of restaurants, cafes and leisure facilities including city council swimming pools. Flinders Parade which borders the bay is one of the most popular spots with numerous bike and walk ways. The area also provides access to lagoons and deep-water creeks allowing trawlers to moor. The strong demand for housing in the area means that older homes are being raised and remodeled while homes with creek frontage are heavily sought after an increasing steadily in price. Residents are well catered for with primary and high schools, and the Queensland University of Technology and North Point Institute of TAFE located in close proximity at Carseldine and Bracken Ridge respectively. The Sandgate Shopping Complex along Brighton Road services the retail needs of residents while access to bus services is available from around Brighton. Residents wanting to commute to the City can catch the train from Sandgate Station. The commute is reasonably short at 30 minutes. Deagon

Located approximately 16km or a half-hour drive from Brisbane's CBD, Deagon is bordered by Sandgate, Taigum, Boondall and Bracken Ridge. Deagon's population has seen a shift from established families and retirees toward a younger family-orientated community. The redevelopment of the foreshore and the increasing number of restaurants and cafes in Sandgate has contributed to Deagon's popularity in recent times. Home to the old Deagon Racecourse the facilities are still used to train horses. For this reason the sight of racing horses along the Deagon roadside is not uncommon. Residents are also in close proximity to the foreshore activities in Sandgate and Brighton, as well as local yacht and golf clubs. Residents are well catered for with primary and high schools (both public and private) located in Deagon and the surrounding suburbs. Deagon Plaza is complemented by the Sandgate Shopping Complex along Brighton Road and services the retail needs of residents. Public transport is excellent around Deagon with the Deagon train station complemented by local bus services to surrounding suburbs. Attracting buyers with its proximity to the Sandgate foreshore and its local amenities, Deagon has seen solid growth over the last five years.

Sandgate

Sandgate is about 16km from Brisbane's CBD. Sandgate is an older area, with housing styles reflecting this. Timber and tin, high and low set homes - many of them beautifully renovated - establised gardens and plus the proximity to the water gives Sandgate a friendly and relaxed feel. With so much demand, very little vacant land is available in this area. Sandgate's rising popularity is creating steady demand which is in turn forcing the price of homes, in particular waterfront homes, upwards. There are plenty of great dining options in and around Sandgate. If you're looking for a local cafe, take-away, pub or restaurant you'll find it here. There's great local shopping on Brighton Road and on Beaconsfield Terrace. Or head over to the Bracken Ridge Shopping Precinct on Telegraph Road, just a short drive away. If you're looking for playgroups, childcare, kindergartens or schools in this area, you'll certainly find plenty of them here. Residents are well catered for with primary and high schools (both public and private), and the Queensland University of Technology and North Point Institute of TAFE located in close proximity at Carseldine and Bracken Ridge respectively. The Bluewater Festival is rapidly becoming Sandgate's premier event, attracting thousands of visitors to the waterfront. "Sandgate is Brisbane's own village by the sea; a picturesque bayside suburb with a strong sense of community; a friendly disposition towards visitors; a raft of colourful local identities; a beautiful outlook over our wonderful bay. Sandgate is laid-back but not a backwater; a real gem in Brisbane's crown".

Shorncliffe

Bordered mostly by water, Shorncliffe is located just over 16km north-east of Brisbane's CBD. Like its neighbouring suburb, Sandgate, Shorncliffe has experienced strong growth over the last five years as the trend towards coasting living has continued. Owner-occupiers and investors alike have been competing for housing in the area, made up mostly of single unit dwellings, with very few units or townhouses. Older homes are being raised and remodeled while the rising popularity of bayside living is creating steady demand which is in turn forcing the price of homes, in particular waterfront homes, upwards. Buyers looking for a lifestyle incorporating the outdoors and the water will not be disappointed with Shorncliffe. Cabbage Tree Head is home to Moora Park and some excellent walk and bikeways, picnic and barbeque spots not to mention a small beach area. For lovers of the game, the Sandgate Golf Club is also located within the Shorncliffe boundaries and is situated opposite the Yacht Club. With a strong family-orientated community Shorncliffe has boomed with the redevelopment of the foreshore and the increase in the number of restaurants and cafes adding to the alfresco atmosphere. It is also a great vantage point for the start of the Brisbane to Gladstone yacht race. Residents are well catered for with primary and high schools (both public and private) located within Shorncliffe and surrounding suburbs. The Sandgate Shopping Complex along Brighton Road services the retail needs of residents while access to public transport is available from all areas around Shorncliffe. The Shorncliffe train station is the last on its line and has a reasonably short commute time of 35 minutes for residents wanting to travel into Brisbane. "The smell of the ocean, the Moreton Bay views, the Brisbane to Gladstone yacht race, the lights of the Houghton Highway at night, the trawlers going out on their night journey, the pelicans and wildlife. What more could you ask for?".

Taigum

Taigum is approximately 20km from the Brisbane CBD (30 minutes via major roadways - Gympie or Sandgate Road) and provides a good mix of modern facilities and suburban lifestyle leisure. While Taigum is made up mostly of townhouses (approximately 50%), a new residential development has boosted the number of houses in the area. The mix of townhouse/unit complexes and houses has attracted a variety of residents to the area. Couples and singles have taken advantage of the convenience and versatility offered by the recent townhouse developments while families and some retirees enjoy the space provided by the traditional Aussie home with a large backyard. Centro Taigum represents the closest major retailers for Taigum residents. Public transport in the area is good with two rail stations close by and regular city express bus routes operating in the area. Public transport also means residents have easy access to the Boondall Entertainment Centre located at Boondall, and the cinema and entertainment complex at Westfield Chermside. In terms of recreational areas, the lagoons and wetlands in neighbouring Boondall supplement the walk and bike ways, sports fields and picnic and barbeque areas around Taigum. Schools in neighbouring suburbs supplement private and public, primary and secondary schools in Taigum.
